Boiler Servicing

Boiler Servicing for schools should be undertaken on an annual basis, not only to prolong the life of the unit and to ensure effective and efficient operation. The Gas Safety (Installation and Use) Regulations 1998 impose duties on users of gas systems to ensure they are safe and suitable for use. These duties include taking responsibility for the annual servicing and inspection of all in-service gas boilers, fires, heaters and any other type of gas burning equipment.

Extract Fans

Extract Fans in schools should be maintained in efficient working order. Fans in toilets and general classrooms should be checked annually to ensure they are operating correctly and for cleanliness of duct work.

Fan Convectors

Fan Convectors in schools should be cleaned and serviced annually (or in accordance with manufacturers instructions if more frequent)

Legionella Monitoring

Legionella Monitoring in schools is a must to comply with the Approved Code of Practice & Guidance – Legionella Bacteria in Water Systems L8.

A comprehensive monitoring procedure would include any of the following: (Subject to Site Survey)

  • Monthly: Monthly Temperature / Water Heater / Calorifiers / Outlet / Sentinel Checks.
  • Quarterly: as above including any disinfecting of shower heads.
  • 6 Monthly: Cold Water Cistern / Local Water Hater / TMV Service Checks & re-calibration / (Drain Water Heater sludge if drain valve fitted)
  • Annual: Audit of Risk Assessment.

Legionella Risk Assessments

Legionella Risk Assessments in schools are required to be performed every two years, by law. This is with the aim of practical compliance with the HSE document - L8 – The Control of Legionella Bacteria in Water Systems.

Legionella Chlorination/Disinfection

Legionella Chlorination/Disinfection of systems in schools would be required if specified in the Risk Assessment or recommended by the “Expert Consultant”.

The Risk Assessment would identify whether cleaning or disinfecting should be undertaken routinely or as a result of a problem being identified during monitoring. More often than not, if a full monitoring procedure is in place, chlorination shouldn’t be required.

Electric Water Heaters

Electric Water Heaters in schools should be serviced under the Electricity at Work Regulations 1989. This requires that any electrical equipment that has the potential to cause injury is maintained in a safe condition. As with the majority of maintenance, it is recommended that this is carried out on an annual basis.

Cylinder Checks

Cylinder Checks for Gas fired Water Heaters/Storage cylinders should be maintained in accordance with the Gas Safety (Installation and Use) Regulations 1998. Also all pressure vessels (where they exceed 250 bar/litres) should be thoroughly examined in accordance with the Pressure Systems Safety Regulations 2000.

Air Conditioning

Air Conditioning in schools should be inspected by an energy assessor at regular intervals not exceeding 5 years under the Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007. Schools often agree an “annual/6 monthly” service contract with the contractors who installed the equipment for general maintenance and servicing.

Kitchen Ventilation

Kitchen Ventilation inspections in schools should be undertaken to comply with the Health and Safety at Work Act 1974. The Act places duties on anyone in control of premises to take reasonable measures to ensure, so far as is reasonably practicable, that the premises, plant and equipment are safe and without risks to health.

Kitchen Equipment

Kitchen Equipment in schools such as gas ovens or other gas fired equipment should be annually serviced in order to comply with Gas Safety (Installation and Use) Regulations 1998.

Gas Pipework Testing

Gas Pipework Testing in schools is a must under Gas Safety (Installation and Use) Regulations 1998 on an annual basis.
