Hi, my name is David Loxam and I'm from Casserly Property Management.  We specialise in schools' property management, offering a statutory compliance and planned maintenance service level agreement.

The Regulatory Burden

Any type of regulation is a burden - a headache - and statutory compliance is no different. As a school, you need to ensure that your building is safe and compliant.

 

There are a plethora of regulations that you need to comply with and a lot are open to interpretation, so it's often a job in itself. Our experience in schools is that extra burden of regulation is often placed on the school business manager, with assistance from the site manager and the caretakers.

 

This becomes a major struggle, and is over and above any day-to-day responsibilities, so even though it's a regulatory burden, it quite easily gets pushed down the pecking order.

We've been running the Diocese of Salford's Property Management Solutions Scheme for their primary and secondary schools since its infancy in 2012.  We also work with a wide range of Church of England schools, community schools, academies, cluster groups, and multi-academy trusts. We now have a portfolio, exceeding 100 schools.

 

Our job is to remove the regulatory burden from the school business manager (or whoever shoulders that responsibility in your school), to give peace of mind to them, the headteacher, and the governors, that their building is safe and compliant at all times.

How Do We Do This?

We would devise a tailor-made service level agreement to meet your specific needs. We split these into three categories:

 

Firstly, We Have Electrical

This category would include things like your five yearly electrical installation condition report, PAT testing, fire alarm testing and even down to automated doors.

 

The Second Category Would Be Mechanical

This category would include Boiler servicing, gas safety works, water hygiene and legionella control - even down to your kitchen services.

 

The Third Category Would Be Anything a Little More General

This includes asbestos management, fire risk assessments, fire extinguishers, even down to tree management surveys.

As you can tell, the list is, pretty extensive (we cover 31 areas of compliance) and many of them would be applicable to your school.

Build Your Service Level Agreement (SLA)

Your SLA works a bit like a shopping list.  You can pick and choose which services are applicable to your school and which you would like us to manage on your behalf.  Those services would then be individually costed to provide you with a completely bespoke service that works for you and your school.

 

Each service will have a nominated contractor who we would manage on your behalf, arranging service visits, inspections and/or risk assessments, as and when they were due. The services will always be booked in with you and your school.   This means that you wouldn't have contractors simply turning up.  We would also deal with the reports following site visits and the invoices.

Your Online Property Portal

Included within our SLA would be access to your own Online Property Portal where all details pertaining to your SLA are stored (check out the video).

 

This would include your service reports, certifications, any comments from the contractors following their visits, and any applicable remedial quotes following their visits.

 

We post Health & Safety Guidance, keeping you up to date with statutory information, as well as any news on upcoming maintenance bookings. Once a site visit is booked in with the school, it will go on the portal for your reference.
