Dedicated Helpdesk
Our Reactive Maintenance Service is designed to be simple and efficient for you. it's a fully comprehensive service that covers everything from the placing a Call-out request through to obtaining feedback on contractor performance.
At the heart of our service lies the Casserly Property Management Dedicated Helpdesk. Everything is administered through the Helpdesk which is manned and operational 24 hours a day, 7 days a week, 365 days a year.

Prioritising the Issue
Once you've notified us of an issue, the Helpdesk will prioritse the specific problem in one of the following categories;
A Emergency work, B Urgent work or C Non-Urgent Works.
We will then place an order with your school’s preferred contractor who will be requested to attend in an appropriate timescale and, in order to manage the consistency and quality of service, repairs are typically prioritised as shown in the table, below.

Please NOTE:
An emergency repair response will often only allow the nominated contractor to make safe in the first instance,
with the full repair carried out at a later date subject to approval of costs.
Utilities
When it comes to water, electricity and gas supply failures, your utility company should always be contacted in the first instance. It may well be the case that there's a problem in the local area that's causing the issue you're experiencing, in which case, no further intervention would be necessary.
Similarly with gas leaks, your utility company should be your first port of call to make things safe. Once they've done whatever they need to do, a Reactive Maintenance Service request should be made for a Gas Engineer to attend and make good.
Additional Reactive Maintenance Service Features
A selection of the additional features of our service include the following:

Each order is allocated a unique Request number.

Helpdesk requests are monitored closely and the school kept informed of progress.

An escalation process is automatically instigated in the event that requests are not resolved within required timescales.

Where additional/follow on work is required after an emergency repair response, a quotation will be raised and sent to your School for approval. Once approved, the helpdesk will raise a work order and manage the progress on your behalf.

Should any additional/follow on work require more than one quotation, these will be obtained and passed on to your schools designated Facilities Manager for review.

Approval of invoices for completed works which will be forwarded to school for payment.
All This - and More - for A Simple Fixed Cost
Casserly Property Management would take care of all of the above on a simple fixed cost basis.
For Primary Schools our fees are fixed across the board at just £1500 + VAT per annum, paid annually in advance.
Secondary Schools are a little more complex and need to be priced per school. Your fixed price is available on request. We just need answers to a handful of simple questions that will give us a better understanding of your school and allow us to provide you with your fixed cost per annum.
