Property Criteria
Size certainly isn’t everything but the reality of block management is that below a certain number of units, (you might call it the ‘sweet spot’) properties with fewer units will always cost more per unit. This is because there are certain costs that apply, irrespective of the number of units (especially if, like us, you’re not prepared to compromise on quality) and, the fewer units there are, the more challenging it is to spread those costs.
For us, that ‘sweet spot’ is 25 units and the majority of properties in our portfolio consist of somewhere between 25 and 150 units. This doesn’t mean that we can’t – or won’t - take care of smaller developments. It simply means that the management fees for smaller blocks tend to be more expensive per unit than for larger blocks, which you should bear in mind if your property has fewer units.
Location
Most of the developments where we provide block and estate management services are located in Manchester, Salford, Warrington, Liverpool and other major cities and towns throughout the North West.
