Water Leaks in Flats – What is the Procedure?
Fortunately, water leaks in flats are quite rare but they do happen from time to time. If you find yourself in the situation where you have water coming in to your flat from the flat above you, do you know what you should do?
Of course, flats vary from property to property and stopcock positions vary from flat to flat. This means it's important to familiarise yourself with the details for your flat BEFORE a water leak happens. It's always better to be prepared, rather than being taken by surprise if something happens.

Immediate Actions to Deal With Water Leaks in Flats
If you live in a flat and you have a water leak which you believe is coming from the flat above, Casserly Property Management suggests the following course of action:

- the buildings insurers in respect of damage to the structure of the building; e.g. fallen ceilings
- your contents insurers in respect of damage to personal possessions and the contents of your flat; e.g. television.
Tips To Prevent Water Damage

Carry out an annual check of all water pipes, fittings and equipment (e.g. washing machine supply pipes) to ensure there are no leaks, drips or corrosion.

Take sensible precautions to prevent frozen pipes.

Turn off the water supply to your flat when you are going to be away for several days; e.g. before holidays.

Contents insurance is essential for all residents - including 'third party cover'. Remember to diarise the renewal date.

Make sure that you know where the stopcock is located for your flat - and, at least yearly, check you can turn off the water.

Install products that shut off the water supply if it continues to run for an extended period, or ones that place a switch to shut off the stopcock, in an easily located position.
Remember, water leak procedures in blocks of flats vary from property to property. Stopcock positions vary from flat to flat. It's therefore important to familiarise yourself with the details for your flat BEFORE a water leak happens.
