What Happens When A National Freeholder is Let Down by Their Managing Agent?

When a National Freeholder is let down by their Managing Agent, when they become increasingly unhappy with the service levels and compliance being provided by their Managing Agent – especially, when they’ve given that Managing Agent plenty of opportunity to step up and put things right, you can probably imagine what’s going to happen next.

 

This was the case at Belle Vue, a development of 61 apartments, in 5 blocks, based in Doncaster.

The Burden of Responsibility

Of course, the main issue for the National Freeholder is that they bear the burden of responsibility, should anything happen that causes any kind of issue for their leaseholders or anyone visiting the development. They’re the responsible party. under the law, should anything go wrong and they are the ones that would be held to account.

 

More importantly, they wish to provide their leaseholders with a professional, proactive, efficient and effective service, which wasn’t happening. That inevitably led to increasing levels of issues on the development which, in turn, led to increasing levels of complaints from their leaseholders.

 

Whilst the National Freeholder bears the burden of responsibility, it’s their leaseholders who bear the brunt of the day-to-day issues that result from such poor levels of service – and they weren’t happy at what they were experiencing either.  Clearly, this was an intolerable position for the National Freeholder to be in and, having tried to resolve these issues without success, it was decided that the time was right to seek out and appoint a new Managing Agent.

The Big Challenge

The challenge is, having experienced such a poor level of service - and knowing there had been times when their compliance hadn’t been kept up to date - the national Freeholder wanted to ensure that any replacement they appointed performed infinitely better. So, they embarked on a rigorous process to find, research and thoroughly assess prospective Managing Agents who could take over the Belle Vue development and deliver the levels of service and professionalism they required.

 

Naturally, they set their expectations and standards high and thoroughly researched and investigated prospective Managing Agents before appointing a new one to take over Belle Vue.

What Happened?

When we were contacted by the National Freeholder and apprised of their current troubles, we were very pleased to have been identified as a good prospect to take over management of the Belle Vue development and we welcomed the evaluation process.

 

After an understandably lengthy and rigorous process, we were absolutely delighted when, in October 2023, we were appointed as Managing Agents for Belle Vue.  While we pride ourselves on our high standards of professionalism and total commitment to our values, when a National Freeholder embarks on such a rigorous process and chooses us to take over their development, it affirms our approach to what we do.
